Average House prices are derived from data supplied by the mortgage lending agencies on loans approved by them. In comparing house price figures from one period to another, account should be taken of the fact that changes in the mix of houses (incl. Apartments) and the continued slowdown in mortgage market activity will affect the average figures. The CSO has developed a mix-adjusted house price index which takes account of different property, location and purchaser characteristics based on data supplied by mortgage lending agencies to the Department.
